Terms of Service — Suncoast Property Service Group

1. Services Provided

Suncoast Property Service Group LLC ("Suncoast," "we," "us," or "our") provides property-care and field-support services including rental turnovers, property maintenance, junk removal, pressure washing, property condition documentation, vacant property checks, and recurring property care throughout Sarasota and Manatee Counties, Florida.

2. Estimates and Approvals

All services are performed based on a written estimate or service agreement approved by the client before work begins. Estimates are valid for the period stated. Work outside the approved scope requires additional written authorization. We reserve the right to decline any service request that falls outside our service boundaries or requires licensed work we do not perform.

3. Service Boundaries

Suncoast does not perform licensed home inspections, structural, electrical, plumbing, HVAC, roofing, or environmental diagnosis, mold assessment or remediation, security monitoring, emergency response, or major remodeling or construction. Visual property checks are observational only and do not guarantee discovery of every defect, leak, pest issue, or safety concern.

4. Scheduling and Access

The client is responsible for ensuring authorized property access at the scheduled service time. We will communicate arrival windows in advance. If we are unable to access the property at the scheduled time, additional trip charges may apply.

5. Payment

Payment terms are stated on each estimate or service agreement. Unless otherwise agreed in writing, payment is due upon completion of services. Late payments may be subject to fees as described in the service agreement.

6. Limitation of Liability

To the fullest extent permitted by law, Suncoast Property Service Group LLC shall not be liable for indirect, incidental, or consequential damages arising from services performed under an approved scope of work. Our total liability is limited to the amount paid for the specific service giving rise to the claim. We do not guarantee discovery of every property condition, and visual observations do not replace inspections by licensed professionals.

7. Changes to Terms

We may update these Terms from time to time. The current version is always available on this page. Continued use of our services after changes constitutes acceptance.
